How fast can we get this done and will it disrupt bookings?

We’re built for quick turnaround. The Hospitality Performance Blueprint is typically delivered within ~2 weeks. The Performance Remote Package usually takes a few weeks depending on scope, and the Turnkey Rent-Ready Package depends on item lead times, trades, and delivery windows. If you need to launch fast, we can prioritize a “launch-ready” setup first (beds, lighting, key zones, essentials) and phase upgrades after you’re live. If you already have bookings, we’ll plan the work around your calendar to minimize downtime.

Do I really need the Hospitality Performance Blueprint first?

Yes. It’s the fastest way to get clarity on the best strategy for your property and avoid expensive mistakes. For larger boutique hospitality projects, we can start with a proposal call to confirm the best approach.

What if I’m renovating or my property is still under construction?

That’s often the best time to start. The Hospitality Performance Blueprint becomes your roadmap for branding, layout, priorities, and purchases.

Will this actually increase bookings, reviews, or revenue?

We design to improve perceived value, comfort, and listing conversion: key drivers of performance. Results vary by market, pricing, operations, and execution, but our process focuses on changes that have the highest likelihood of impacting guest experience and demand.

How do you decide what’s “worth it” to invest in?

We prioritize based on impact: what improves guest perception quickly, reduces complaints, photographs well, and supports your target guest, while staying realistic for your budget.

Where do you source furnitures?

We source primarily through trusted online retailers and local suppliers that offer the best balance of hospitality-grade look, durability, and ROI (e.g., Amazon, Wayfair-type retailers where available, and curated European brands). Our shopping lists are curated and unique to your project, depending on its geography.

For marketplace-style retailers like Amazon and Wayfair, we’re extremely selective: we do thorough due diligence (reviews, materials, dimensions, photos, return policies, and proven performance) to recommend only reliable, well-rated items that look great on camera and hold up to real use.

We typically don’t shop in physical stores and source second-hand or via Marketplace because it’s very time-consuming and hard to standardize, but you’re welcome to replace certain recommended items with second-hand finds, using our selection as a style and spec guide to keep everything cohesive.

Can you work with my existing furniture or do only a partial refresh?

Yes. If you are already operating your listing, we prioritize what to keep, what to upgrade first, and what will actually change guest perception.

Can you work within a specific budget, and how should I budget for furnishing my property?

Yes. We build the plan around your budget range and recommend where to invest versus where to simplify without sacrificing perceived value.

If you're not sure what budget to allocate yet for a fully furnished, styled, photo-ready short-term rental, there is no one size fits all, but a helpful rule of thumb is roughly €150 to €200 per m². The final number depends on your market positioning, durability needs, local pricing, and how much you are keeping versus replacing.

What do you need from me to start, and how involved do I need to be?

To start, we need a short intake, photos or videos, and your goals (target guests, budget range, timeline). If you have plans or a listing link, even better. Your level of involvement is flexible. Some clients prefer quick approvals and decisions, others want a more collaborative process. We will align on expectations upfront.

What if I don’t love the direction, and how do revisions work?

We build alignment early with a clear concept direction and structured feedback checkpoints. If something feels off, we adjust before moving into detailed selections. Revisions are handled through a defined structure, typically 1 to 2 rounds at each stage, so the process stays efficient and predictable.

Do you work remotely?

Yes. The Hospitality Performance Blueprint and the Performance Remote Package can be delivered remotely for properties anywhere in the world. Turnkey execution is available in select regions. Reach out for more details!

Can you also design long term rental properties or co-livings?

Yes. We take on furnished long-term rental and co-living projects, focusing on durability, layout, and a strong perceived value that helps you attract the right tenants and reduce vacancy. Do you take on residential projects?

In general, our focus is hospitality and rental properties. We occasionally take on residential projects when the scope aligns with our approach and capacity, for example a furnished home that needs a hospitality-level finish, a move-in ready setup, or a design that supports future rental use. The best way to confirm fit is to start with a short discovery call.
